Cedar Run is now Integrated with Encompass!

I am pleased to announce that I have recently partnered with Encompass ® - the mortgage management solution deployed by over half of the nation's top 250 brokerages - and that as a result of this partnership, placing an appraisal order with Cedar Run Appraisals LLC will be faster, easier and more secure than ever before. If you use Encompass, ordering appraisals will now take just seconds and won't cost you anything. The order data will come directly from your loan file so you will save the hassle of re-typing and faxing. When the report is finished, I will send it back into your loan file so your electronic file stays complete. You can even attach documents with your order. Here's how it works:

1. When you are ready to order an appraisal, click Order Appraisal in the Services tab of your Borrower Summary.

2. You'll be taken to the Encompass Appraiser Directory. You will find me listed there in the All Appraisers section. You can easily add me to your personal list of contacts by selecting my name and clicking Add to My List.

3. Once you have chosen Cedar Run Appraisals LLC in the list, click Order.

4. You'll be taken to the Order Appraisal screen, which will be pre-populated with details from your loan file - no need to re-type! Add any additional details you wish and click Send Order.

5. Within seconds, I can view your order. Once I accept your order, you will receive notification via email.

6. Once the order is complete, I can send the report directly to your loan file.

That's it - no faxes, no voice mails and no re-typing! Plus, when your borrower requests a copy of the report, you will know exactly where it is - inside your Encompass loan file.

A glimmer of hope!

July 4th is but a memory and as the stock markets begin their week, we have oil, at this moment at $141.31 per barrell which is about $4 under its latest record.   Why?   I wish I could actually answer that one!

As I was checking on market activity and reviewing sales data for the Counties I cover, I wanted to report that Fairfax County has several zip codes where prices are stabilizing, and this is wonderful news.    Likewise, the same for sections of Washington DC and City of Alexandria.   Why is this important.   Well, all real estate is local, true.   But history, and a multitude of research indicates that recovery in real estate markets begin with centers of employment and radaites outward!   So, inside the beltway is where I look for trends, both up and down.   The current cycle (yes, it is a cycle!) began inside the beltway with prices rising quickly and now we may have the beginnings of a recovery starting, just starting to reveal itself.  

So you want to know how long it'll take to get out to Prince William and points south and west?    I'm not a fortune teller.   Timing the real estate market as with all markets, is risky.    However, affordability in all areas has increased dramatically and this is good news long term.   Interest rates remain low.
